documentation for the product

I have a question, I am curious to know, I hope someone will answer my question.

Suppose there is a startup company in which only two employees are working and they got a client who wants to make home automation products.

What will be written in the product documentation for home automation, what the customer needs were, and the company will justify that it has met the customer's requirements.
 
I think the following info must be included in the documentation:

Key features of the product.
Specifications such as operating voltage and required current etc.
Installation guideline.
Maintenance.
Warranty
